Danish trades for everything regulated and site-based, because they know the codes, the inspectors and the properties. Specialist joinery or fixtures may still be produced elsewhere and shipped.

What does AB 18 mean for our contract?

AB 18 is the Danish standard form for building works with a client-supplied design; ABT 18 is the design-and-build variant. They define the rules for variations, delays, security and defect liability.

How is handover documented in Denmark?

Through aflevering: a formal handover inspection producing a defect list (mangelliste), followed by an agreed rectification period. The warranty runs from the approved handover.

Can the store next door stay open during our build?

Yes. Dust screens, protected routes, out-of-hours noisy work and scheduled deliveries are planned into the programme, and in most centres they are a landlord requirement anyway.

The practical challenge here is rarely the work itself. It is getting material into a listed building on a pedestrian street inside a two-hour morning delivery window without damaging a floor that cannot be replaced.

Formal handover with a defect list starts the warranty period. We close snags before the date rather than after it.

Nordic capacity planning

Danish and Swedish trades share holiday periods, so July and the weeks around Christmas remove capacity from both markets simultaneously.
