    Who we work with — General Contractor in the Nordics

    For brands that want one general contractor in the Nordics carrying full responsibility for the build — programme, trades, quality and handover — rather than coordinating a dozen separate suppliers from abroad.

    Typical projects are retail fit-outs, flagship stores, boutiques, showrooms, restaurants and hospitality spaces between 50 and 1,000 m², where finish quality is non-negotiable and the opening date is fixed.

    1. 1. Scope and pricing

      We price from your drawings, flag gaps and give a transparent trade-by-trade cost breakdown.

    2. 2. Contract and planning

      Contract on the national standard form (AB 04/ABT 06 or equivalent), site logistics, landlord permits and a detailed construction programme.

    3. 3. Strip-out and structure

      Demolition, waste handling and any structural or shopfront works.

    4. 4. Trades and installations

      Electrical, ventilation, sprinkler, plumbing, flooring, lighting and joinery, sequenced and supervised daily.

    5. 5. Fit-out and finishes

      Installation of millwork, fixtures, displays and specialty finishes to brand specification.

    6. 6. Inspection and handover

      Final inspection, snagging, documentation, relation drawings and warranties.

    Building in the Nordics: what shapes cost and programme

    Nordic construction runs on collective agreements and formal safety requirements. Worker registration systems such as ID06 in Sweden and their Norwegian, Danish and Finnish equivalents are standard on site, personnel registers must be kept, and safety coordination is a legal requirement — not paperwork you can skip on a small store.

    Most retail work in shopping centres and city-centre properties has to be done outside trading hours, with strict rules on noise, deliveries and lift access. Night work is common across the region and needs to be priced in rather than discovered later.

    Contracts follow the national standard forms — AB 04 and ABT 06 in Sweden, NS 8405 and NS 8407 in Norway, AB 18 and ABT 18 in Denmark, YSE in Finland. All of them include a formal final inspection that starts the warranty period and a longer liability period for hidden defects.

    The Nordic markets also have strict waste sorting and documentation requirements, and increasingly clients ask for climate declarations — we handle both as part of the works.
