
Full site responsibility, from strip-out to opening
As general contractor we sign one contract and carry the whole build: strip-out, structure, sprinkler, ventilation, electrical, joinery installation, finishes, slutbesiktning and handover. When something goes wrong on site there is exactly one party responsible, and it is us.
Our Stockholm sites run under AB 04 or ABT 06 depending on how much design responsibility you want to transfer, with ID06 registration, an electronic personnel log and BAS-U coordination. Weekly written reports with photo documentation mean your team abroad can follow the build without booking flights.
What separates a premium fit-out here from an ordinary one is finish tolerance and sequencing. Stone, veneer, brass and integrated lighting do not forgive a compressed programme, so we protect the finishing weeks and push the pressure into procurement instead.
The Swedish standard contract forms. AB 04 for a specified design, ABT 06 for design-and-build. They set the rules for variations, delay and the five-year warranty.
All personnel are ID06-registered with an electronic site log, and we act as BAS-U for work environment coordination on the site.
Central and centre locations restrict noise and deliveries to outside trading hours, which we price into the tender rather than discovering later.
Goods lifts are booked weeks ahead, loading windows are short and there is rarely storage on site. Deliveries are sequenced to the day.
The formal final inspection starts the warranty period. We prepare the documentation, the self-inspections and the punch list in advance to pass it first time.
Sprinkler, ventilation and licensed electrical trades are the scarcest resources in the Stockholm market. They are booked before the drawings are finished.
