Building permits are handled locally in every Nordic country — bygglov in Sweden, byggesak in Norway, byggetilladelse in Denmark and rakennuslupa in Finland — and lead times vary widely between municipalities. A change of use or a new shopfront almost always triggers a permit, so planning for it at brief stage is usually the single biggest schedule risk on a retail fit-out.
Work-environment law across the Nordics requires named coordinators for design and execution — BAS-P and BAS-U in Sweden, with direct equivalents in Norway, Denmark and Finland. As client you carry that responsibility unless it is formally transferred; we make sure it is assigned and documented in each market.
Construction contracts follow national standard forms: AB 04 and ABT 06 in Sweden, NS 8405 and NS 8407 in Norway, AB 18 and ABT 18 in Denmark, and YSE in Finland. All of them end in a formal final inspection that starts the warranty period — something international clients used to JCT or FIDIC normally need translated into their own governance.
