Project Manager in Helsinki — Swedish Project

    Project Manager in Helsinki

One accountable partner on the ground in Helsinki

    All Project Management services

Finland runs its projects through named, qualified roles. A principal designer (pääsuunnittelija) carries responsibility for the design as a whole and a responsible site manager (vastaava työnjohtaja) for the execution — both approved by the city. Getting the right people appointed early is half the work of a Helsinki project.

We manage the project from premises due diligence to opening: permit route, appointment of the qualified roles, procurement under YSE 1998, site supervision and the vastaanottotarkastus. Reporting is in English, in the same format as your other markets.

Helsinki retail is concentrated around Pohjoisesplanadi, Aleksanterinkatu, Stockmann, Kämp Galleria and the capital-region centres, and the property owners there run structured approval processes worth respecting from the outset.

    Local conditions in Helsinki

    Rakennuslupa or toimenpidelupa

Helsinki distinguishes between a full building permit and a lighter action permit. Establishing the correct route early can save two months of programme.

    Pääsuunnittelija

The principal designer is a statutory role responsible for the coherence of the whole design and must be qualified for the project class.

    Vastaava työnjohtaja

A responsible site manager approved by the city must be in place before permit-bound work starts on site.

    Tax number register

All construction personnel must be entered in the Finnish tax number register and carry identification with the number visible.

    Heritage protection

The Empire-era centre is extensively protected, so façades, shopfronts and signage need review before manufacture, not after.

    Winter and shipping

Sea freight and winter conditions affect the delivery of centrally produced fixtures, so shipping windows are planned into the programme.

    Tiffany & Co

    Tiffany & Co

Tiffany & Co's Stockholm flagship — the first store worldwide to launch the house's new global retail concept, later rolled out from the New York Landmark and onward. The boutique unfolds as a sequence of residential-inspired salons where hand-selected natural stone, warm brass, bespoke joinery, commissioned artworks and the signature Tiffany Blue frame the client experience, from open display halls to a dedicated diamond bar and private VIP suites. As local architect, Swedish Project translated Tiffany & Co's international concept drawings into a fully permitted and buildable project on site — adapting the design to the existing building, coordinating with Swedish authorities on building permits, fire and accessibility compliance, producing the local construction documentation, specifying equivalent Nordic materials and fixtures where needed, and working alongside the global design team, general contractor and specialist trades throughout construction. The result honours the house's international identity while meeting the exacting standards of Swedish quality in craftsmanship, detailing and finish.
