Local Architect in Helsinki — Swedish Project

    Local Architect in Helsinki

Your concept, approved and buildable in Helsinki

    All Local Architect services

The Finnish system puts a single named designer in charge of the whole design. As pääsuunnittelija we take responsibility for the coherence of architecture, structure and services, and for the design meeting the national building code before it reaches the city.

For international brands that means one local counterpart who reviews the concept, decides the permit route with the city, prepares the rakennuslupa or toimenpidelupa application, coordinates the fire and accessibility input, and issues documentation Finnish contractors can price and build.

Central Helsinki adds a heritage layer: the protected Empire-era blocks around Esplanadi and Aleksanterinkatu constrain shopfronts, signage and lighting more than the interior itself.

    Local conditions in Helsinki

    Finnish building code

National regulations govern fire, accessibility, acoustics and indoor climate, applied locally by the Helsinki building control authority.

    Pääsuunnittelija qualification

The principal designer must be formally qualified for the project class and is named in the permit application.

    Fire and escape strategy

Compartmentation, escape routes and sprinkler coverage are the usual reasons an open international concept is adjusted.

    Heritage review

Protected façades in the central blocks mean shopfronts, signage and illumination are approved separately and early.

    Accessibility

Level entrances, door widths and accessible facilities are firm requirements and easiest to resolve while the plan is still flexible.

    Documentation in Finnish practice

Local drawing conventions and permit annexes; a translated foreign set is not sufficient for the authority or the trades.

    Tiffany & Co

Tiffany & Co's Stockholm flagship — the first store worldwide to launch the house's new global retail concept, later rolled out from the New York Landmark and onward. The boutique unfolds as a sequence of residential-inspired salons where hand-selected natural stone, warm brass, bespoke joinery, commissioned artworks and the signature Tiffany Blue frame the client experience, from open display halls to a dedicated diamond bar and private VIP suites. As local architect, Swedish Project translated Tiffany & Co's international concept drawings into a fully permitted and buildable project on site — adapting the design to the existing building, coordinating with Swedish authorities on building permits, fire and accessibility compliance, producing the local construction documentation, specifying equivalent Nordic materials and fixtures where needed, and working alongside the global design team, general contractor and specialist trades throughout construction. The result honours the house's international identity while meeting the exacting standards of Swedish quality in craftsmanship, detailing and finish.
