    Practically, that means we hold the budget and the programme from lease signature to opening day: due diligence on the premises, bygglov strategy, procurement of the technical consultants and trades, site supervision, slutbesiktning and the punch list. You keep the concept; we make it happen inside Swedish rules and Swedish working practice.

    Almost all of our Stockholm work sits inside a few blocks — Biblioteksgatan, Birger Jarlsgatan, Norrmalmstorg, Östermalm, Södermalm, NK and Sturegallerian.     Hufvudstaden, Vasakronan, AMF and Atrium Ljungberg each publish their own technical requirements, approval routes and contractor rules. Reading them after tender is an expensive way to learn them.

    Antiquarian review

    Façades, shopfronts, signage and external lighting in Norrmalm, Östermalm and Gamla Stan routinely trigger heritage review with Stadsmuseet before a permit is granted.

    Night and evening works

    Central properties and centres restrict noisy work and deliveries to outside trading hours. That doubles some activity durations, so it belongs in the first programme, not the third.

    Kontrollansvarig and inspections

    A certified control manager must be appointed for permit-bound work and attends the technical consultation with the city. We appoint them at concept stage.

    The Swedish holiday calendar

    July is effectively closed for procurement and production, and the weeks around midsummer and Christmas remove capacity. Autumn openings are planned backwards from that.

    Tiffany & Co's Stockholm flagship — the first store worldwide to launch the house's new global retail concept, later rolled out from the New York Landmark and onward. The boutique unfolds as a sequence of residential-inspired salons where hand-selected natural stone, warm brass, bespoke joinery, commissioned artworks and the signature Tiffany Blue frame the client experience, from open display halls to a dedicated diamond bar and private VIP suites. As local architect, Swedish Project translated Tiffany & Co's international concept drawings into a fully permitted and buildable project on site — adapting the design to the existing building, coordinating with Swedish authorities on building permits, fire and accessibility compliance, producing the local construction documentation, specifying equivalent Nordic materials and fixtures where needed, and working alongside the global design team, general contractor and specialist trades throughout construction. The result honours the house's international identity while meeting the exacting standards of Swedish quality in craftsmanship, detailing and finish.
